New Gold Coast tower to be the tallest

A new tower by DBI Design that has just been approved for Surfers Paradise will be the tallest building on the Gold Coast when measured to roof height. The beachside project, Iluka Development, will contain 693 apartments and stretch 285 metres towards the sky.

Once constructed, the 88-level tower will exceed the height of Q1, which, when its spire is not included, only reaches 245 metres.

The Iluka Development project’s facade is said to be inspired by waves crashing against the coast’s headlands. The development will house 93 one-bedroom apartments, 438 two-bedroom apartments and 103 three-bedroom apartments. A three-storey podium at the tower’s base will feature a restaurant, cafe and retail facilities, and both public art and unique external lighting will be utilized.

The developer behind the $1.2 billion tower is China-based company Forise Holdings. The conditions for approval of the tower include developer contributions of $330,000 towards the local Surfers Paradise Surf Life Saving Club and more than $1.2 million for the City of Gold Coast council.

The Iluka Development project is described in the planning application as the largest 5 star Green Star certified residential building in Australia. The building has a plot ratio of 36:1 – which can be compared to plot ratios of 10:1 in New York and Hong Kong – and the area where the project is situated has an unrestricted height limit.

The 3,494 square-metre site on the corner of Trickett Street and The Esplanade used to contain a 17-storey 1970s development called Iluka Beach Resort, but the building was demolished in 2013.

The project’s expected completion date is sometime in 2020.
