A 285-metre apartment tower by DBI Design that is set to be the tallest building on the Gold Coast when measured to roof height will begin construction earlier than expected, which is likely to bring forward its 2020 completion date. Construction on the $1.2 billion project is now set to begin early this year.
The 88-level tower, approved in late 2015, will exceed the height of Q1, which, when its spire is not included, only reaches 245 metres. The beachside project will contain 693 apartments including one-, two- and three-bedroom dwellings.
China-based company Forise Holdings is the developer behind the project.
“Forise is in the unique position of being able to start construction immediately and, now the site has settled, is on track to commence site works early in the New Year, allowing for full construction to commence as early as March 2016,” Forise Holdings CEO Fenix Dong said.
The Iluka Development project was described in its planning application as the largest 5 star Green Star certified residential building in Australia. The building has a plot ratio of 36:1 – which can be compared to plot ratios of 10:1 in New York and Hong Kong – and the area where the project is situated has an unrestricted height limit.
The 3,494 square-metre site on the corner of Trickett Street and The Esplanade used to contain a 17-storey 1970s development called Iluka Beach Resort, but the building was demolished in 2013.
