A development application has been submitted for the $750 million mixed-use development at Brisbane’s Albion train station, designed by Hames Sharley.
Albion Exchange, which will spread across 3.5 hectares above and surrounding the train station, is envisioned as “the anchor of an emerging suburb” that will connect the east and west of Albion, currently segregated by the train line.
It will include two residential towers of 30 and 23 storeys respectively, and a mix of commercial, retail, and community spaces. A design statement from Hames Sharley says the project will “help repair and regenerate the heart of Albion.”
The design draws on the surrounding landscape and cultural and historical context. The podium and ground plane, for instance, is influenced by the nearby Breakfast Creek, with “fluid and elegant” forms and pathways contributing to an ease of movement through the site.
Two nearby quarries, Windsor Quarry and Whytecliffe, are also referenced in the materials, colours and textures selected for the project.
The developer Geon Property reached an agreement with the Queensland government in April to lead the Transit Orientated Development.
Transport facilities will be upgraded to the tune of $28.7 million as part of the project, with commuter car parking and station accessibility to be improved.
The Palaszczuk government committed to a $17 million accessibility upgrade in the lead up to last year’s election.
Currently, Albion station is only accessible by steep ramps or stairs, there are no electronic timetables or hearing loops and no raised boarding points.
Transport minister Mark Bailey said at the time of the project’s announcement that the government would work with the developer to ensure the station integrates with the wider precinct.
“By unlocking the potential of the 3.5-hectare site through partnership with the private sector we will deliver enhanced public transport infrastructure for the local community,” he said.
“This 15-year project will integrate Albion train station with nearby commercial and residential buildings and vacant land to deliver an exciting community asset.”
Should the project gain approval, construction is expected to begin in 2019-2020, as are accessibly upgrades.
