Hames Sharley has released concept designs for a $160 million tower as part of a proposal to revamp a retail stretch along Barrack Street in Perth.
Revealed plans are for the design of a 22-storey multi-use tower that will transform a portion of the Hay Street Mall between Murray and Hay streets.
Four of the new build’s levels will comprise basement parking levels while the remaining 18 will be above ground. The first two levels of the tower will incorporate a podium designed to connect to the upper levels of the neighbouring heritage buildings to create a cultural “hub”, developer Randall Humich said.
The top floor of the Barrack Street precinct is listed on the Heritage Council inventory.
Proposals for the hub also include plans to reactivate the Liberty Theatre - an historic 400-seat auditorium space - with the creation of laneways passing through the venue.
Hames Sharley principal Andrew Tang-Smith said the team drew inspiration for the redevelopment from other restoration projects in Perth, such as Brookfield Place.
The proposed redevelopment seeks to transform the portion of the Hay Street Mall, renovating heritage properties alongside the building of a new tower.

“On top of that, we took inspiration from Shafto Lane and Stables Lane in terms of maintaining a level of character and value but, at the same time, really starting to install things like green landscaping into the open space,” said Tang-Smith.
“With plans for a theatre, gallery, exhibition space and two activated laneways, the development will play an important role in the revitalisation of Perth CBD.”
It is expected the development review panel will consider the application over the next two months.
The proposed development is situated alongside the Carillon City tower - one of the largest land holdings in Perth’s CBD - that has recently been purchased by mining mogul Andrew Forrest’s private investment group Tattarang. The property arm of Tattarang, Fiveight, has said it plans to revitalize Perth’s CBD through strategic acquisitions and the regeneration of tired sites such as the Carillon.
