Woods Bagot’s vision for a 1.7-hectare “superblock” in the affluent Perth suburb of Applecross has been released.
The triangular site, bound by Canning Highway, Sleat Road and Kishorn Road, is elevated and overlooks Perth’s Swan and Canning rivers, comprises 12 landholdings consolidated into a single precinct.
Woods Bagot’s vision, which is an “aspirational vision subject to change,” includes a number of buildings with indicative heights ranging between 15 and 57 storeys tall. The site has a 15-storey height limit, but the development could be allowed to exceed that limit if it provides community benefit.
To be known as Applecross Central, the site will be divided into six zones – retail, residential, commercial, a hotel, retirement living and a school.
In a statement, Woods Bagot said, “The project’s inspiration comes from Perth’s dynamic waterways, history of racing, and current trajectory of being one of the premier developments in the region. It will create the physical and spiritual centre of the Canning Bridge precinct.”
The site will also include a library, a childcare facility and multipurpose spaces as well as parklands, landscaped laneways and elevated pedestrian links.
The architects said the development would focus on walking and cycling. “The vision also aims to encourage community integration through activated shopping destinations, a Transit Oriented Development (TOD) precinct and educational facilities, innovation and cultural hubs just a stone’s throw from the Perth CBD,” said Woods Bagot senior associate and lead designer Andrew Tang-Smith.
The site is located within a 15-minute walk from the existing Canning Bridge railway station.
